FAAC Welding & Fabrication: The Mesquite Owner’s Guide

We stock and install FAAC-compatible welding and fabrication components in Mesquite, with most bracket replacements, hinge rebuilds, and gate frame repairs running between $280 and $950 installed depending on the steel condition and whether we’re fabricating a new mounting plate on site. Same-day service is available for most weld failures, and we carry raw stock on the truck to cut, shape, and weld a replacement while we’re there. The typical call starts with a gate that’s sagging at the hinge, a motor bracket that’s torn loose from the post, or a crack that’s been growing through a weld joint since the last big wind storm off the east side of town.

Mesquite soil moves. It expands when it rains and contracts through the dry spells, and that movement puts steady pressure on every weld joint in your gate system. A weld that held fine for eight years can fail in a single season once the post shifts a quarter inch. When that happens, the FAAC operator keeps pushing against a gate that no longer has a solid anchor point, and the failure compounds quickly.

Which FAAC Models This Applies To

Our welding and fabrication work covers the full range of FAAC swing and slide gate operators running in Mesquite: the 390, 400, 412, 415, 750, 760, 770, 844, S450H, S700H, S800H, C720, C721, and the older 740/741 series that still show up on homes built in the early 2000s. The part that usually needs fabrication isn’t inside the motor housing at all. It’s the steel around it.

We fabricate replacement hinge brackets, post mounting plates, gate frame reinforcement gussets, and operator arm adapters specific to FAAC’s mounting geometry. Here’s the compatibility gotcha most owners don’t discover until a part doesn’t fit: FAAC’s European mounting hole spacing on the 400/412 series center-to-center bracket holes runs 70mm, not the 3-inch (76.2mm) pattern you’ll find on American-market LiftMaster and DoorKing mounts. If someone hands you a universal bracket and says it’ll work, check the hole spacing before you weld anything. We cut FAAC-pattern plates from 1/4-inch steel on site, drill to the correct spacing, and weld them in place so the operator bolts back on exactly where FAAC engineered it to sit.

On the OEM-versus-aftermarket question for welded components specifically: FAAC doesn’t sell the gate frame. They sell the operator and its mounting hardware. The steel brackets, reinforcement plates, and hinge assemblies are fabricated locally because every gate is built around a different post size, setback, and frame profile. There is no “OEM gate frame” to order. What matters is the material spec we use. We weld with 7018 rod on mild steel and use 316 stainless plate when the post is in constant sprinkler range, which eats standard steel in about four years in Mesquite’s alkaline water conditions.

Signs Your FAAC Welding & Fabrication Is Failing

Signs Your FAAC Welding & Fabrication Is Failing
  • The operator is bolted tight but the gate still rattles at the closed position. The arm bracket has likely cracked at the weld root, leaving the motor connected to loose steel. The gate moves an extra half inch after the operator locks, and that slop gets worse by the week.
  • The gate sags toward the latch side and scrapes the ground in the last two feet of travel. The hinge welds or the hinge plates themselves have fatigued. This is the number one weld failure we see in Mesquite, usually on gates wider than 14 feet where the frame flexes every time the wind pushes through.
  • You can see a hairline crack running along an existing weld bead. That crack is the honest warning sign. It may hold for months, but it’s spreading every time the gate cycles. The fix now is a re-weld and gusset. The fix later is the gate lying in the driveway.
  • The post mounting plate has pulled away from the brick or stone column. The plate welds held, but the anchors in the masonry didn’t. We’ll fabricate a larger footprint plate that spreads the load across more anchor points, then weld the operator bracket to it.
  • The gate jams when the temperature drops below 40. Cold steel contracts, and a weld with rust inside it will bind. This one often shows up on older Mesquite gates that were never primed after the factory welds, and the first freeze of the season is when the binding appears.

Replacement Cost & What’s Included

In Mesquite, here’s the price range we’ve been quoting on FAAC weld and fabrication work:

  • Hinge re-weld or reinforcement: $180-$420, depending on whether the gate needs to come off for the repair or can be worked in place
  • Post mounting plate fabrication and install: $260-$520, including cutting and drilling the new plate from raw stock
  • Operator arm bracket replacement: $220-$380, including FAAC-pattern hole spacing and alignment before welding
  • Gate frame crack repair with gusset: $280-$600, depending on crack length and whether we’re adding one gusset or three
  • Full frame rebuild where the bottom rail is rotted through: $650-$950, including cutting out the failed section and welding in new steel

Every price is written down and handed to you before the welder strikes an arc. The Haven Standard governs this: Clause 1 says have it in writing. You’ll know the flat price for the repair before we start, and that’s the number on the invoice when we’re done. We don’t quote by the hour and hope it runs long. The quote includes the steel, the rod, the grinding, the primer, and the weld. If we find something worse while we’re in there, we stop and bring you a revised written number before we keep going.

The work itself carries our 365-Day Done Right Promise. If a weld we made fails within a year, we re-weld it at no charge, no argument.

DIY or Call Us?

Welding is not a DIY job. The safety issue isn’t just the arc flash or the burns, it’s what happens when a gate with a marginal weld lets go. A 300-pound steel gate swinging free on a single hinge can hurt someone fast. We’ve pulled up to Mesquite driveways where a homeowner tried a bolt-on repair over a fatigue crack, and the crack simply moved to the other side of the plate. Steel doesn’t respect effort. It respects heat penetration and joint design.

What you can safely check is the hardware: are the bracket bolts tight, is the gate level when it’s open, and can you see visible cracks at the welds. If the answer is yes to that last one, call us at (469) 916-7097 and we’ll get a welder to you. Adrian Vance grew up around this work, trained in electrical and mechanical systems at City Tech, and his habit has always been the same: name what you found, name what it costs, name what you left behind. We’ll put that in writing before we touch the gate.
